I wouldn't want to post photos of the renovated rooms, and then have a guest upset because they get an older room. 

I very politely questioned a few items on it, which made him upset.

So you rent it out and things are going splendid initially (like most relationship), but then one day your tenant gets upset with you for something and decides to stop paying.

The homeowner will be a little upset but they will usually be pretty reasonable because you set the expectation that you could cancel during this timeframe.
