investors that are flipping homes in Denver (and probably other markets) that are using unlicensed and uninsured contractors, some may not even be pulling necessary permits. 

I believe you would be viewed the same as an unlicensed assistant.

The cost of their investigators is way cheaper than covering claims caused by unlicensed professionals working in investors’ properties illegally.Now there is a flip side to all of this, as a homeowner, you have the right to fill out your own permits and do your own work, if it is your primary residence.

I have a few GC's (licensed and unlicensed) in my circle and have realized that everyone has their expertise so I know when to call on them and for what. 

If you can't unlicensed broker the deal be prepared to write a check and close UNLESS you went the  FRAUD AND SCAMMER BS  escape clause route so many PUBLIC NUISANCES promote on BP. 

Get the ARV of the property, check your local laws on unlicensed wholesaling and find the latest MRP.

@Nicolas Sartor I'm not sure about the exact numbers but the California state laws do oppose unlicensed wholesaling of real estate.

Now that seller has been led to believe FMV is 120K they may not go that low and unlicensed broker is now cut out of the deal.

@Nick Giulioni  Actually these days with the states cracking down on unlicensed wholesalers .. many are getting their licenses so they don't get put out of business.I funded 100's of deals in Orlando for instance and those all came through a licensed wholesale brokerage.

Lastly, I would never hire an unlicensed GC unless it's under extreme circumstances.
