yes I was mainly a HML in the south  MS AL GA TN IN SC FLA  we got our teeth kicked in is what happened.. people thinks rentals are immune they are not.

But here the bank gives better loan to value( up to 90%).There are many other things that are quite Europe or even belgium specific, which i am not fully uncovered yet. like, perfessional investor status can reduce the registration tax from 10% to 4% . buy it as a company can have a better property tax benefit. etc. 

Just wondering if there is some flaw in my plan I’m not considering.Thanks!

This is the primary flaw in the concept.  

I don’t know how quickly this plan will build my portfolio so if you see any flaws, please let me know. 

I just kicked someone out-- who FYI had 0 eviction-- so don't think evictions is a make/break it, good people come with flaws on their record.. bad people can come with 0 flaws... look at their recent history and character.   

After that, start to dig in to the real data (do your own manual research, AirDNA is a useful tool but its data is flawed, as you can read about by searching this forum).  

It's a highly flawed  approach with a lot of problems and a lot of disadvantages compared to owning your properties.
