I would do some online research into Realtors in your area to see if you can make a connection.As @Michael Dumler pointed out, wholesalers are going to be a more reliable source for consistent off-market properties with margin.

When I found the property I simply extended the radius of my search and tadaaaa "duplex" cought my attention and especially for a $350k purchase.

Purchase price: $420,000 Cash invested: $120,000 5 bedroom 2 bath property with pool, shed and playground in the backyard.

Pricing a rental property too high is a BIG mistake. 

Well, what would be happening is that your buyer would be buying your house subject to the existing note, since you can't legally sell the property without paying off that note or transferring the debt to the new buyer.

I'm defaulting on a property and am wanting to sign the property back.
