Hi Jacob, There are DSCR and Hard Money Lenders that will finance a manufactured home as long as it is not in a rural area, and there is no land lease.

Cant speak for Nashville, but nationally Redfin recently released a report on their own transactions (they can see both sides of it) that average commissions have risen.This is no surprise to me as I predicted this would happen far in advance of the settlement.

A lot of investors are jumping to secondary lines of insurance coverage and the problem with those is that the companies are based in the Cayman Islands or the Bahamas a lot of the time, and it is suspect that they would actually pay out if the need arose unfortunately.   

I haven't been surprised by loan denials or push back on loans that meet their lending criteria.

As expected the banks I've talked to thus far (that I have great relationships with) are skeptical about funding.

@George Blower  Are you sure on the part that you can't take another 401k loan until 12 months after the first loan is repaid?
