Furthermore, I just started my real estate courses where I am aiming to get my real-estate license.After reading your post I do have several questions for you:1.

We both have full time jobs and a 9 month old baby, that we would love to spend more time with in the future by supplementing our incomes.  

I aim for my equity to make a penny per dollar per month, and my portfolio comes pretty close to that (as we got better at this our later house buys were more profitable than the first stuff).

Would like to grow a healthy cash-flow portfolio in the next 5 years to supplement (or completely replace) retirement.

I typically am aim at the multi units.

Plan is to reach out to my personal network to raise money for the down payment, and aim for a seller carry back on top of a bank loan.

Will supplement with a personal umbrella policy.

A valuable tenant is one that you do not have to  supplement their rent out of your own pocket.Changing/finding tenants is a easy job and one which landlords need to learn to do.
