Hello BP,We have about 30 units on the northwest side (Call it Belmont and Harlem) area and we struggle to effectively handle work orders that isnt a loss too us as manager.  

While I'm okay with the idea of having a mortgage again, I'm struggling to choose between and 15- or 30-year term. 

Having a lame duck management company, especially one that is struggling, is not the best situation during a 30 day notice period.  

People have suggested Royal Oak and areas around it however I've struggled to find properties in my price range in that area.

I would guess that she doesn't have much income and will struggle paying or that she is not presenting her income to your correctly. 

We are a family and don't want to see another young family struggling in their new REI adventure.

Personally, I never felt good about trying to buy as low as possible, especially when sellers were struggling somehow in their lives and then attempting to profit by putting lipstick and paint on their pig.  

This is a question that I was struggling to find an answer to but with you guys help, I definitely have a clearer understanding of this particular situation.
