I've been in the triangle area for about a year now and I'm ready to start planting some roots.

For expensive verticles and cellulars, I fill a sheep trough with water and a really good dose of liquid laundry soap and leave the blinds soaking for a couple of days.

Only had to come up 24" and I also found my root cause, poor install of a window.  

My confusion though also roots from, why am I only seeing results from 2005 on a house built in the 50's?

Serve notice and move on.If it was someone else that brought the weapon in you need to assess the root cause but the likely hood is you will still need to get new tenants.If they do not leave as requested you will need to evict, you should have sufficient grounds based on the gun issue.
