I've been nothing but a sponge on soaking up as much info as I can specifically on selling contracts?

We all got to start from somewhere, just trying to sow as many seeds as I can now and try to get lucky with a few flips and some value add MFH deals before the correction happens whenever that is.

Today would not have happened though if you weren't sowing the right seeds before now!

I have a cash offer in on a 10 year old, 1069 sq Foot,  3/3 Townhome that needs more than a little work (Replacing the carpets and linoleum with laminate floors, sanding, minor patching, painting walls, and re-seeding a 500 sq foot back yard), but not a full rehab. 

I've been soaking up material about subject to and it would be great if I can talk to someone who actually has experience.

Profit can be made in any economy...and yes, lost too, but if you understand and follow the three diciplines I listed above, your "loses" will be only your profit...and your "seed" money will remain in your hands.
