I've closed 20+ coliving deals as an agent over the past year or so and have offered/UC on dozens more.If you're going to buy a 'turnkey' operation (following info is true for a coliving BRRRR) - the buyer's out there are underwriting the properties to about a 9-10 cap on what the properties can generate conservatively OR are generating.

Never built in Houston before so take my feedback with a grain of salt but I'd put money on it being impossible to build a duplex from scratch for $125 a foot (including everything from drawings, engineering, permit fees, general conditions, labor, material, landscaping).Out here in AZ the builder cost is going to be $200 a foot at best, but add 20% on top of that for the client cost.

I hate to admit it but a lot of people (loan officers) are lazy and would rather just tell you that you need 2 years needed so they don't have to put in the legwork to see, but it is possible.
