I don't see a problem with dual agency on the A-B side, if the same Realtor doesn't list the property simultaneously, but the investor would still need to market it to find C buyer.

I am (not this particular case) the flip investor on the transaction that you are buying and have been doing it for 3 yrs in Ca...call it dual close/ double close/ dry close/ simultaneous close...they are all the same language.

If you make multiple simultaneous offers with the same entity, you'll run the risk of getting more than one accepted and then that entity will own multiple properties, which you don't want unless you plan to sell both properties to the same buyer (buy selling the entity).So, you'll want a different entity for every offer.

I'm looking for one that specifically does Simultaneous closings, which I understand to be different from double/back to backs in that the end buyer's funds are used for both transactions.If you happen to know they do these closings, great.

I would do a simultaneous closing and have the buyer bring the funds for the LLC to the title company and put them in escrow.
