This comes with time and experience but a book that helped me tremendously (not really a sales book, though) was "Boundaries" by Henry Cloud.The most common challenges for RE Agents early relate to generating leads and focusing on income producing activity.I would consider spending 50-75% of your side-hustle time on income generating activities.

I knew there were others out there going through the same thing :) I agree- we've been able to work with investor-friendly lenders to secure conventional loans that allow us to buy properties and honestly, i've never really leveraged credit cards for RE or RE related purchases so this was slightly new territory for me.

- Always do a sewer scope during inspection. 90% of the "major" expenses Ive seen that surprise new buyers are sewer related.
