Long story short I have never put more than 10% down on a loan and I have never use FHA.   

Investment also spiked in Class A Short-Term Rentals (STR) and investors started paying higher and higher prices based upon anticipated STR rental rates, that exceeded sustainability based upon Long-Term Rental rates (LTR).

Most are short term a year or 18 months.

It really comes down to running the numbers and seeing which option offers the best balance of costs, monthly payment, and future flexibility.In short, a DSCR loan might work, but it may not be the cheapest or most suitable option if a second-position loan or HELOC can accomplish the same equity pull with fewer costs or better long-term benefits.

Duplex was not appraised for the amount that the realtor presented. 3 different appraisal short (needed $50k for HELOC) so now I am unable to cash out refi.

Give large discount for a medium term tenant and max out on the busy season with short term.   

Question: I am wondering what are some things you've done in the past at your short term rentals to fill the vacancies during your slow season?  

Ideal if you're short on cash upfront, but be prepared for higher monthly payments.Conventional Loan: @Chris Seveney and I agree conventional is your better option.
