I use the virtual accounts for security deposits, reserves, etc.

Because of the lease, an MTR operator will often pay first month's rent, security deposit, pet deposit, last month's rent, and even lease application fees.

They likely have little in assets and nothing to secure the loan against.

I think a bit more info is needed to fully understand but it sounds like this is your first deal, & I would first start off by finding the deals & then securing the PM company.
