It did include trimout which is sealing the connection, covering the seams with sheetrock or trim and touchup painting and 60 days habitability on the systems.Site preparation  It is much easier to install a MH on a relatively level area.

Property is in need of some repair including a visible water leak (I suspect from a balcony not sealed correctly) through the kitchen ceiling, new furnace and A/C, wall repairs, insulation, and other cosmetic repairs.My mortgage broker told me I have no chance of a bank lending on a conventional mortgage with major issues like visible water leaks.

Your MLO can give you a letter, but that's not required, any contract that runs through a MLO must have the name and MLO number on that contract, they are required to provide their seal on the note/contract.

Besides, laminate floors make "most" units look more "down market" than carpet, except in kitchens and baths where I always use ceramic tile.Please spend some time reading the archives here, pay particular attention to all the posts from people who thought a "skinny" deal was OK because it was a way to "get their feet wet", get started, get in the game etc.BTW, I pay CASH for all my deals, do my own repairs, except A/C (I can trouble shoot and repair that except for the "sealed-freon" bits) and I wouldn't bother to answer an ad on a deal like this.

These can often be purchased by a sealed bid accepted by the "delinquent tax board" which will authorize the sale for a lower amount than the "starting bid" after it has been advertised that a bid has been recieved for XXX number of days in the legal section of the local paper.
