If you can't get someone with a 700 plus credit score within a few weeks of quality leasing the property at the right price I would not keep the property. 

Sometimes the credit unions will like smaller loans, but rarely will you find a big lender that wants to work with you.

Use neighborhoodscout and see what score it has since 2000   If it is an 8 or higher, I will be fairly confident of good long term appreciation  - the cash flow over a long hold is more determined by rent growth than initial cash flow.  

Rent-to-own is great because it mean the person selling the house can charge more and not have to pay for a property manager, plus the buyer can get a home before they have a good enough credit score and/or the money for a down payment. 

Paydex profile, building a bus. score etc. and then getting Paydex 'funding' tied to LLC at 2-10% for 6 to 18 months -- SERIOUSLY?????... 

I have about 200k in equity and a credit score of 804.   

Was considering doing a HELOC or cash out refi to move on to my next property.Any credit unions or lenders with good rate that anyone can suggest in south florida?

Run a full background check to see their credit score, prior evictions and criminal record.
