The implications of this are extraordinary far reaching imo, however I want to focus on something much simpler, Buyers, what would you think is a far rate to pay your buyers agent out of pocket, or possibly rolled into your loan?

will lender consider actual rent roll or will they be using market rates?

This is exactly what I have been told as well about keeping the payments rolling and one should not have any issues.

I suggest asking for a rent roll that includes current tenant balance just to see how healthy the rent roll is. 

Also, when asked about current lease agreements and rent rolls, no one responded.

Any PM worth their salt would have already served notice and had the ball rolling on eviction and just looped you in on the situation.
