In some states a verbal contract is legal but not enforceable in a court of law.One thing if you are pursuing a short sale is to not tie up a bunch of earnest money with a short seller and have a short time in the contract.

I have done a lot of analysis on MLS listings including the more detailed Frank Gallinelli version of using NOI and cash flow to derive IRR and shortlisted 4 multifamily units from 100s that I looked through that I want to pursue and which offer a good COC and cash flow per unit.
