In Florida, you have to be a licensed RE broker to manage property for property owners, which adds thousands of dollars a year just to stay licensed: state required license fees, CE, insurance, Realtor dues, listing memberships, public-access office, etc.Additionally, property owners expect much more from PM's than in past years.

I figured if that was a sample of what the general public was going to be receiving then I was not interested. 

However public knowledge of this acceptance template was never HUD's intention, as this would be a strategic faux pas by all accounts.

The problem with sites like Zillow and Realtor is that even if you take it off the market for 30 days and it shows as a new listing, buyers can see the price history from when you bought it to when you listed it and dropped the prices . . . that "trick" worked before the history was public so not sure that is the solution. 

we buy city lots with public sewer and water and only would buy sites like that.

@Jay Hinrichs100% correct - I know nothing about the company their performance just sharing public information out there.

Some builders have policies of giving up zero in negotiations to members of the general public, while only negotiating with agents.

I’m sure you miss the Boston nightlife and transportation system lol. 

Dauphin Island doesn't fare well during major storms/hurricanes - severe flooding, erosion, transportation issues, etc.
