In the end I still made a profit and helped a new investor.

I'd plan to save any profits each month for future CapEx, repairs, vacancy until we had ~20K for this house set aside.

My thinking is this leaves me with two paths: A) Best case is I pick up the foreclosure for $1M, immediately list it for sale at $1.6M or more and hopefully sell for a > $500K pretax profit. 

And if/when dig deeper, come to find that entity is barely making a net profit end of day.

The property cash flowed roughly $250 a month for 3 years and sold for a profit of roughly $80K.
