Just last month I had a buyer and seller disagreeing on a subsidy for repairs...buyer was at 1800 and seller was at 1100...so $700 apart on like a $700k deal, so I ate half that and the buyers agent ate half to get the deal done.So many people hate real estate agents and the industry, and think they are useless...but let me tell you home sales would come to a grinding halt without them because buyers and sellers could never sit down and agree on a price. 90% of consumers take the transaction so personally, there is no way anything would ever sell.

There were thousands of listings for condos for rent, the cost to buy was high($400,000 for a 1 bed) and HOA fees ate up any remaining profit.

Thanks city of Milwaukee, another 10k price drop to accommodate new hvac, going from the boiler system to forced air.All in all the work done to the property included:27 new windows2 new furnaces, ductwork and water heatersNew PEX plumbing along with accompanying fixturesDrywall work and insulation to remedy water damageNew roof (6 layer tear off)Refinished hardwood floorsNew cabinets, countertops, etcGutted bathroomsPaint abound Etc, etc, etcBeing the largest project I have undertaken, I ate two months of holding costs in getting the property ready for rent as I grossly underestimated the amount of time it would take to get the property ready.

If your existing trim is pretty nice, and not all ate up with teeth marks or whatevs, you can indeed use SW Promar on it and save some money, but not really that much.

If it works, and I suspect it probably works very well in the sub-$1K C-class rental market. with tenants who are just barely making enough for a 2x or a 2.5x rent requirement.Why ate one time partial payments a problem?

Well I chatted with the gentleman to let him know how the cow ate the cabbage after serving the 3 day notice and 24 hour to enter notice and he was much more receptive, he apologized for his attitude on our previous conversation, I again reiterated I'm willing to assist him if he wants assistance and he agreed to let me come in as long as i was alone to inspect the property from top to bottom and asked for a little more time to vacate, I told him we would chat today Saturday at 10am, I also told him Ive seen it all and as long as he doesn't have people or dogs locked up in the basement Ill keep it confidential.
