These people are full-time and the biggest players in your market.I would either do an LLC partnership with an exhibit A JV agreement that defines the roles and expectations.

Wells Fargo, BofA, Chase - none of them offer that because they need proof of registration with the secretary of state for each LLC, again defeating the purpose of the Series.

Try to see who the major players are(They will be at every sale)  Watch what properties they buy then investigate the properties after. 

That could be a pretty powerful factor.Be careful that you're not chasing tax breaks at the expense of the the big picture.  

The advantage of adding another tenant is that it is another person financially responsible for rent that you can chase later if needed.  

Plus it also sends a reminder and links up to their checking account.I also have a tenant that uses chase quick pay.

You are chasing a number because you do not realize what it actually represents.The higher the cap rate the LESS the market is willing to pay for the NOI. 

I would imagine in Memphis there are probably a few big players in this particular area of the law.
