It’s a balancing act of controlling costs while also controlling risk of personal injury to your tenants and property visitors as well as maintaining goodwill with all involved at the properties. 

I'm trying to decide if it's worth it to help me build a credit profile/score for my company which will be independent of my personal credit. 

I also think most markets won't see anywhere close 6% cap rates (for single family homes which is what I personally invest in).The questions you get to ask are then:Is the extra 4% worth the hassle of management and lack of liquidity.

Here’s my perspective based on personal experience.For some context, I’ve been investing in real estate since 2019, primarily in Detroit, while living in California.

Low LTV, 30yr fixed @4.5% personal (1)• Investment condo - new const. high end purchased w/1031 (from 20yr quad) in 2019.

The title company will handle clearing the title but won’t manage personal agreements.

Personally, my strategy (in the midwest) has changed over the past few years and BRRRR hasn't been the go-to approach as much.

He doesn't personally provide the coaching but it's done by his partners (Thomas Lorini in my case).
