Broker's OM package usually have plenty of data.

When I am building a deal (still learning/school) I put together a package that shows my credibility, why the seller would sell to me, and why the buyer would buy from me and also why a lender might lend to me.

I'm updating my Private Money Lender underwriting package.

I don't discuss accounting in the book, but if you purchase the package from BiggerPockets, it comes with my Quickbooks Chart of Accounts (the layout of my QB file).The reason I don't discuss accounting is because there are so many correct ways it can be done, but tends to be pretty specific to how your accountant prefers you to do it (assuming you have an accountant).

I wouldn't tell the listing agent this if she/he called me as the lender when vetting offers, but it'll come down to a human judgement call on the part of the underwriter, how well I package it and write a good cover letter, etc, and not be one of those "oh slam dunk no brainer of course it will be 100% fine" type things.

It's useless to hire a pest control company (or spray yourself) if you've got a tenant who leaves food and garbage out that continues to attract roaches. 

You send the initial short sale package to the bank, wait for response.
