Has your stock return majorly outperformed your real estate returns?

If there has never been a 20 year period where the bond market has out performed the stock market, then the stock market would have higher short term volatility, but be truly the better long term risk free rate.

Stocks can easily outperform 4 to 7% returns.

That really speaks to a) all the investment revitalization that's happening in Detroit and b) having an intimate knowledge of the market and what the potential growth drivers are.The suburbs area also decent but if you know what you're doing Detroit proper will grossly outperform the suburbs.
