A door area camera might be nice in a sketchy area, but Texas requires door viewers which work well with dusk to dawn led lamps...and a decorative metal security screen type door is probably better security than a camera.

Cops will do nothing, if they have what looks like a signed lease and they have children, you will have to evict them through the courts, I forgot what its called, but something remainder, that will take 90 days and you will have to pay court costs, I would do cash for keys, offer them 500 dollars to leave, and then put metal gates on the front and back door, so they need two sets of keys to get in, also get simplisafe and install.

Are you talking about a little metal shed you can buy for a few hundred dollars and build yourself, or are you talking about an actual structure with a foundation (a structure you'd have to get a permit to build)?

I have seen metal baseboards but it looks like a huge pain to install and 1x6 finger joint pine is rather inexpensive from a lumber yard (not home depot).

Also, it could be dirty coils not allowing the water to drain down the coils properly to the drain pan/pipe.

While they are they, have them vacuum the coils (if it is an older fridge with the coils on the back) and under the fridge ... and then remind the tenant they should be doing this 2-4 times per year.Alternatively, have them compile their service wish list and make a single visit to attend to it all.
