I very much welcome opportunities to network with anyone, f2f, phone, e-mails, etc.Something I thought may help me is to ask all of you - What do you wish someone had told you before you started investing?  

Great info, I was in similar position 2 years ago house appraised 12K less than offer, In hindsight I think if i list a property again I'm going to have a appraisal done prior to listing, my recourse at that time was to dig up better comps and have another appraisal done, but time was important.

When you go to list a house for a seller, what are some of the recommendations you often recommend to the seller to get it "ready to sell".  

If someone comes to me, I'll send them your way.If you need help in your search or want to verify something don't hesitate to ask.For example: I have clients worldwide and things are just as easy as I e-mail them, talking on the phone.
