I personally like House-hacking as primary choice in this market, followed by a light rehab BRRR, lastly would be flip or long term hold (unless you got a smoking deal!) 

Tenants should be 100% responsible for consumables like air filters, water filters, light bulbs, etc.

Howdy BP, If you were an investor with $2-4M to invest (leveraged against another property at around 6.5%) and looking for the lowest energy and management input but the highest free cash flowing asset, what and where would it be? 

One of my strategies will be to put money into energy efficiency to decrease heating costs, and increase my cash flow - Maine has some good loan programs/rebates that can really help tighten up a building, and finance efficient heating, so I'll be taking advantage of those.

This year, between tenants, I will be replacing the carpet with vinyl flooring, updating the bathroom vanity/lighting/mirror, and some other small updates such as changing out light fixtures, and faucets, and switching the old blinds from fresh curtains.

Luckily its only a mile away and a short drive with no street lights or traffic. 

Some cases we are doing light renovations such as adding new kitchen cabinets and granite countertops.

@Benjamin SulkaThis one was mostly cosmetic: paint, carpet/floors, light fixtures, trim, landscape clean up, rodent remediation, bathroom vanities in the 1/2 baths, and some of the windows.Rehabbed one unit at the time aside from the windows.

I chose light colors to open it up more..
