One of my strategies will be to put money into energy efficiency to decrease heating costs, and increase my cash flow - Maine has some good loan programs/rebates that can really help tighten up a building, and finance efficient heating, so I'll be taking advantage of those.

This year, between tenants, I will be replacing the carpet with vinyl flooring, updating the bathroom vanity/lighting/mirror, and some other small updates such as changing out light fixtures, and faucets, and switching the old blinds from fresh curtains.

@Benjamin SulkaThis one was mostly cosmetic: paint, carpet/floors, light fixtures, trim, landscape clean up, rodent remediation, bathroom vanities in the 1/2 baths, and some of the windows.Rehabbed one unit at the time aside from the windows.
