The reason I say local, because they probably understand your state laws with regard to postings, late rents, how many days grace, eviction laws etc...

This way I have more flexibility with what I want to do with my money, and if I keep it up for another 20 years, who knows, maybe I'll be able to use it to pay off my mortgage as a lump sum at a later date if I choose to do so.

House Hacking will teach you many lessons that are invaluable and that will help you down the road if you choose to invest out of state later.

This is the same LLC and address that I use for 10 other services including competitive SMS services.So we gave them a new LLC and they finally got us up and running about 3 weeks later. 

I got a property under contract 3 weeks later, YAY!!

Many of the people I met in the Auction Preparation Workshop (more on this later) were struggling with understanding things like title insurance, the varying types of deeds, etc.The weekly coaching calls are very good and the facilitator calls are good as you get started to learn about how to do research. 

I will deal with it later. 

I might be eating these words later, but as far as I can tell, at least here on the Oregon Coast and beyond the market crash everyone is waiting has not materialized. 

I am thinking about exchanging into another CA property for now (and avoiding the cap gain taxes of upcoming sale), and then a year or two later I'd sell that property and then deploy that money out of state. 

Hopefully those who don't pursue it with the passion and zeal of many in this community don't complain about income and wealth distribution bell curves later in life.
