It seems as I suspected the guy has some deficiency judgement that the creditors are trying to enforce.

Some tenants could care less about them and leave you in the middle of the night/not pay, etc... at which point you could spend more money to chase them down and get a judgement against them than it would take to clean it out and rerent it.

I assume this to mean the seller will pay the past-due at closing and I would not be responsible for it.There is a judgement the seller is appealing for failure to paint the house.
