Akron Highland Square was nice but quite isolated within 10 square blocks with retail/shopping/groceries that doesn't look like it would sustain majority of the middle class. 

When an out of state guy buys one overpriced isolated rehabbed property in the hood, pays retail for it, pays for professional management, pays top dollar plus a markup for all repair work, and watches while the hood remains the hood, that's called losing money.  

If someone claims they get deals doing door knocking, the data says  THEY got a deal, as in that one single isolated person.

Hi Sarah, A "good" Ground Up pro forma should be structured to identify the key inputs as variables that can easily be changed in isolation or in combination to report information that is pertinent to the project and its Stakeholders (Investment Partners and Developer).The central reported elements should include project performance predicated on a Merchant Build (Build and sell one year from rent up or sell out) AND based on an inferred holding period as well as provide a short but comprehensive Cost Recap (Total Project Cost for Land-On and Off Site Cost, Hard cost (slab up), Soft Cost and Cost of Capital (Financing costs and fees).

I'm already planning to do a little Reno to add a half-bath on the mainfloor for my family, since I'm "giving" the bathroom to the STR - but I hadn't thought about the thermostat yet.My home has forced air already, so what I'll probably do is see if an HVAC guy can isolate that room on its' own zone so it can have its' own thermostat inside the STR unit.  

I have tried to perform a science experiment with these alarms, isolating one variable to figure out the issue, with no luck.
