I will admit I did get sucked into a real estate investing program a few year's back which cost me $1,000....of course, I did not do anything with the program and the DVD's are still sitting on my shelf....I am to blame, however, believe that I have found the right place at Bigger Pockets to further educate myself and gain some confidence prior to moving forward on this journey. 

What if you don't get a big yield in day 1, but you get a giant yield in 3 or 6 months in the tune of 100% ROI and infinite returns for years to come?

The variables are infinite..

Some old classics may not be in kindle, but getting more rare.. but some fairly good selling books from the 1980s or 1990's that are out of print may or may not be in kindle...Also, nothing easier if you are on the phone or online and need to grab a reference from the shelf than an old fashion paper book in hand (no dead batteries, no scrolling,)....Also, easier to loan or give away...A few may have forms (like legal forms) or drawings that may or may not translate well .

My team includes experienced contractors and knowledgeable service providers, quality traditional and hard/private money lenders able to finance up to 100% of ARV, 90% of LTV and more, sources for individual and business lines of credit, stated income and blanket loans, even shelf corporations and am knowledgeable with the use of land trusts, land contracts, lease options and similar strategies to acquire property.

Considering that we were able to pull out almost 100% of our cash on the deals, we're at an almost infinite "cash-on-cash" return.

It's very eye opening and I think it's one that every REI and entrepreneur should have on the book shelf.

Well if you have zero into the property, even a $1 return produces an infinite return.
