Hey folks, my wife and I are circling a historical home in LA (1930's) that needs to be updated.  

The property is a B- area with only mild appreciation historically but it's near a metro hub so finding renters won't be difficult. 

I read a bunch of historical forum discussions, but would love to hear if anyone has more current input. 

@Jon Klaus  Jon as we know this is all regional I am always amazed at how cost effective your builds are in Texas I have a 2.2 mil spec going in Charleston 2600 sq ftt and that's going to come out at 300 a foot. not including the lot of course.. which was 570k. in this instance no pilings but we did elevator 20k .. what does it in the historic district of Charleston is all the custom items you have to buy siding roof windows architecture 60k in hard scape landsape on a 4k sq ft lot.. that type of thing. when we are out of the BAR heavy duty areas we are building at 100 a foot or so.. 

@Matt McGuire Multiple sources rate the Austin msa as overpriced based on historical metrics....as much as 17%.

I'd be sure to look at the historical appreciation in those areas before you buy and make sure that fits in line with your long term goals.Again, I know nothing about those areas and am by no means looking to discourage!

If you are looking for something near the stadium its mainly condos which have HOA's and aren't STR friendly at all and homes in the historic district.
