That time I was looking at getting 201 S Washington (a 5 unit rental) and S Washington wasn't designated as STR and Gettysburg City said that I had to go thru the process of applying for zoning licence which is followed by a hearing with the neighbors as the jury who would hand me the verdict - yes/no.I like analyzing markets and observing them for a number of months/years.

One thing I'll add to an off-market deal is you might find a seller willing to do seller financing.You said, "I don't think the time exchanged to manage SFH would be worth my time and the cash flow most likely wouldn't be reasonable enough to hire a property manager.

That violates the Takings Clause.MD can be distinguished (in fact MD was mentioned in the decision) in that there IS a process on the books for the foreclosed owner to petition the court for the surplus.

Sounds like you have a pretty poor security system.Even with a good security system, having a tenant provide ID is the first step in a professional screening process.

No reason for me to go the through the hassle of the sale process unless there is some type of gain which the investor is open to and this is where I need the advice.
