I’ve called several other insurance companies (Geico, Allstate, etc.) and none are willing to ensure due to the claims (theft and hail damage).

If there is a serious earthquake, hurricane, city wide fire, tornado, hail storm, flood, chemical spill into the water supply, crime increase, riots, drug house down the street - I know that these never happen, (except that these are rather regular occurrences) but let's say such an occurrence occurs in your neighborhood, what do you do if you own?

If a roof is leaking, and it's not due to hail damage or another "catastrophic event" then you've got to buy that roof.Not all insurance policies cover broken pipes.

Life of the roof is usually 30 years which is a common shingle life span although can be a little more or less depending on what the roof has in terms of wear, hail, sun, etc and the shingles you use.

They may have replaced the roof since it was built due to hail/wind damage.
