I used excel until I got to 25 units, and I wish I would have used a software sooner. 

Why didn't I do this sooner....?

It's a bad model sooner or later (usually sooner).

A flip would get me out of my job sooner, but wouldn't help me out as much long term.

@Jeremy Tallman My biggest regret in real estate is not starting sooner,  I was around 30 when I bought my first property but had been considering doing it for a decade at that point.
