I can help you ballpark your ground up builds or renovations, or ad hoc questions like "What does tile/flooring/painting cost in $/SF?". 

That is all  class D at best, and you would need to have boots on the ground and speak fluent Spanish to have any hope of success.As far as multi-family goes.

I am building my boots on ground team now, so been speaking with agents, contractors, property managers, etc.

I see that your location is Hawaii, I'm guessing the short term rental market is awesome there, so perhaps you could be an in person, boots on the ground for investors on that front.

I'm also looking at the area like the OP (evaluating a potential buy and rent here), but not familiar with conditions on the ground.

Then Ground-Up Construction Loans are probably a third category, all under the "Private Lender" bucket

Would anyone who know what they're doing want to own a building and having somebody else own the ground?

I can say without a doubt that I would have totally taken the wrong deals if I hadn't physically visited the area to get a feel and built a team of professional boots on the ground who weren't afraid to be blunt with me. 

I am looking into hiring a boots on the ground for real estate as well as a lead manager for follow ups. 

I am working for a sponsor who is raising capital for 2 ground up multifamily development projects.
