That doesn't turn around overnight, it takes years to rebuild.Given the less competition and the lower appetite for risk the remaining carriers have, I think we're going to continue to see some big premium increases for the next few years, especially for those people with claims on their records.

I'm sure you heard how you can buy houses "for pennies on the dollar" just pay the taxes and the house can be yours. the reality is while that is possible the competition dosesn't allow it to happen.

I tend to think that low interest rates globally and the "chase for yield" are largely responsible for the price appreciation and low cap rates we see today.
