Would recommend you read a couple books about BRRRR, that will give you the basics and then feel free to reach out.It remains a great strategy, but you have to manage your expectaions.

Start with BiggerPockets Ultimate Beginners Guide (free).

This is after-tax money though, so doesn't really do the same but gives me some tax free gains down the road. 

I met him at an event in Oakland and was not impressed personally all he would say is he does big deals for big money.. and I know how hard it is to do business with those in his community it really surprises me how people followed and invested as much as they did.I feel is there is lot of money looking for hands-free investment and good returns.

When I brought up the cleaning fee he threatened to just leave once the end of the month was up and he'd have his gf clean for free which has not happened to this point already. 

Cut your losses and free up capital.

They perhaps can build cheaper than you can, finance cheaper, operate cheaper and to get it leased up, offer things like 1-2-3 months free rent.
