Again there is more than one way to play the RE game and win. 

I have 25 years of management experience and am looking to apply that to real estate investing. I am hoping to meet people who I can learn and grow from and want to invest in me and what I'm capable of. 

I still would concur with some of the other posts in that step #1 for you might be to go to some local investor meet ups and see what strategies other investors are having wins with first hand.

Making your rental as sound as you can before listing it is a win-win for everyone, especially you.
