Develop the plan, know how much $ is required to execute, and then start sharing the plan with those who may be interested in investing with you.  

If executing a cheap and fast eviction occasionally is critical to your business plan, I’d say rethink that business plan.

I have no experience in either field actually (owning a business or executing real estate deals).

It's tight and if you didnt execute your business plan, your staring a cash-in refi or sale square in the face. 

Out of state is a crap shoot—you are putting a lot/all of the execution out of your hand so it’s dependent on you being able to identify good operators (which requires experience).

But if he wants to not pay them this year, then let's execute next year. 

Depreciation recapture is something that real estate investors need to also be aware of when they execute a tax strategy similar to what Desiree mentioned above. 

I would highly advise to use your savings to execute.
