@Roy MitleWith the government allowing a moratorium on rents to be paid, I don't see any relief in pricing anytime soon for rental properties, but 1 point add on for a rental is really standard and has been for quite some time.The answer to your question is if you legitimately move in to the property, you'll have to live there for 12 months according to your mortgage documents.

While that does help me long term, the main point was cashout refi to take $ for home improvements, minor debt relief and eventually $ towards a down payment on another (3rd)property for my mother.

The CDC’s order against evictions is toothless, has no Constitutional justification, is over-reaching by the Executive and the CDC, does not stop the filing of evictions, and has bureaucratic hurdles for any tenant who tries to get relief under it.

This is crazy that there is just an consistent extension on the rent relief to tenants, and the homeowners take the hit when the forbearance comes back around after the 3 months, year or 30 year (either way the homeowner/landlord has to pay).

Thanks to the Mortgage Relief Act, she wouldn't be taxed on the gain if it were her primary residence, but as an investment property, she doesn't get the exemption and will be taxed.

From what I understand, the "tax relief for deadbeats act" ends in less than 60 days, so hopefully that will relegate the short-sale to the history books where they belong.

So if you can keep your facets open or meter out to allow pressure to escape, or they make a high pressure relief washer for facets for this reason, throw some heat tape and insulation back in the box and you should be alright.
