short sale

there is someone i work with who claims to be a "short sale expert." she does this on the side. she says I can get a short sale on my wife's primary turned investment property without being taxed on the loss. When I told her I have no hardships, she says you don't need one.

Can this be true? I've never heard such a thing and, if this were the case, I'm sure everyone would be doing it.
