If it's spending $500 repairing a bunch of stuff this year, it's probably going to be $500 repairing a bunch of stuff next year too, just different stuff (depending on the age and condition of your property, I guess), so I'm not sure why an underwriter would add regular, ongoing repairs back to the DTI calculation.However, if you're talking about items that used to require capitalization, that are now allowable as an expense under the new de minimus safe harbor regulations, then yeah - that's not really a repair, it's capital improvement that's permitted to be expensed, so I'd argue that line 19 is technically more appropriate.

Have a contract on 2 lots on a cul-de-sac - since I had posted about this most of the lots are gone - another contact I have met through BP may buy some of the remaining ones and we were going to see if we could combine forces in some way.Met with the draftsman today to finalize the designs - he has an off the shelf one he's used over the years for some other large duplex builders over the years he'll modify for us.

@Michael De Blokif you don't have time and resources to build the foundation like finding the realtor, contractors, PM company then other way is to find reputable turnkey providers in the area you are interested to invest.

We did find one that we spoke with yesterday, but could always use more recommendations.Long term (once we de-lead our house and move forward from this unexpected mess) we are looking to convert our 2 unit to a 3 unit, so would be looking for a lawyer that has experience with zoning/planning as well.
