I think at some point circa 1975, the property owner either just replaced the original fixture with this cheap piece of crap and closed it up all quiet-quiet.

Our contract is very generic, some crap they printed off the internet but it does say if they don’t perform I can terminate.

However, I was changing my strategy to long term buy and hold for more passive cash flow and I was about to go under contract on a property last week right before all the crap really hit the fan.

Sure CDOs played a big role, but do we not have the same thing in Mutual Index funds (crap and good stocks mixed together in a fund and sold to a third party)?

The stock market is a real craps table so why not get out and ask people if they want to make 7-8% on their money tied to real estate.
