After about 2 months the bank came back with a counter offer.

I feel that the real value in the spreadsheet isn't the numbers that are on it, it's the ability to memorize the numbers and Rainman the entire project out (and your comps) from the second you enter the room giving you the advantage to be working on your offer and counteroffer while others are at home still moving numbers around. 

To date I've put in 5 or 6 offers for "on market" properties, and haven't even received a counter offer back. 

They ask for highest and best to drive up the price and also avoid counteroffers.

Hi guys, Here's a question, if a seller is under a previous contract with a buyer and receives a counter offer that he or she likes better,what must they do to legally cancel the contract they're previously under?

Agreed on the responses…I got 4 back today that said, “F You.” and 2 counter offers with additional parcels attached, so 240 total acres over 7 parcels that are warm leads. 

What about negotiating commission rates with counter offers?   

We settled on my counter offer and I had contingencies in place in case I needed to walk away for some reason.
