I personally built & own a 12 unit, 100% occupied (for last 3 years) multi-family , with 10.5 % cap, $115K gross inc, on 3 visually appealing acres, located within 3 minutes of a major military base (yet I have 50% "civilian tenant ratio"-thus my tenant base is diversified), 8 minutes from a recreational lake & tourist destination.  

The sacrifices that THEY make for OUR freedom are much bigger than what we civilians face in our daily lives.

Your only requirement is to pay a transfer tax (nearly always $200.00 per firearm, but AOW is only $5.00 per firearm) to purchase one or to pay a making tax (always $200.00 per firearm except for machine guns; machine guns have been illegal for civilian manufacture since 05/19/1986).

If you want to withhold rent generally speaking you have to go to court and show that the place is inhabitable place your rent into escrow and go down that route.

Now maybe this is not your story; but, please follow me on this journey.The year was 2008, I was retired from the military and I wanted to stake my claim in the civilian lifestyle.

The city has tenant friendly attitude which keeps the market controlled and stable and its inhabitants protected from over speculation.In addition, various incentive programs and subsidies exist in Berlin for entrepreneurs of all levels.

The city said I need to fix this ASAP or they will condemn my property inhabitable and kick current my tenant out.

In Georgia, a homeowner permit is only allowed if you're going to inhabit the house.Can you try and sneak around getting a permit?

That being said, I plan on rehabbing the home over the course our inhabitance and hopefully selling it for a small gain (that we can use to purchase our next home).I've been told by a few people that the expenses I'll incur will likely outweigh or cancel out any potential financial benefit, but I'm pretty darn good with money and I'm also looking forward to learning about real estate and homes in general.  

I filed a claim immediately and requested the ticket as emergency to restore heat in my property (considered inhabitable).
