actually im looking to wholesale it. the property doesn't need any work beside whatever changes the new owner would make. the 2 bedroom pulls in 1100 a month. the owner lived in the 3 bedroom but is currently moving out. i estimate you can get 1400-1500 on the 3 bedroom and another 800-900 on the one bedroom. i was also thinking you can rent each room separately to college students for $700 a room. marist college and the culinary are less than a mile away from the house, with vassar college and dutchess community college with in the city as well. there is a lot of room for profit in this home either way you go with it. safe neighborhood and great neighbors close to entertainment and the local post office as well as the hudson walkway and river. both hospital are a few minutes away along with the malls and good selection of gyms and restaurants and churches.

Plus, there is a locking metal door (just a small lock but it would be somewhat of a deterrant) infront of the glass door.Of course no door will keep anyone out if you open it to see what all the noice is about.I lived in a different area (better) and two teens got into a horrible fight in the church parking lot next to us.

Pitty too because this place is on a double lot next to a grocery store, YMCA, church and school.

I had some older friends from my church who I had known for many years.

Just keep it simple...you....personally...today....are free to go out and buy crack, or go help in your Church...agreed?

I got a house under contract the other day that happens to be next to a neighborhood church.

So current tax bill by the church (owner) is 50$ per year.

I was at car dealership and overheard a local pastor trying to cut a deal, saying that if the dealer would donate the car to the church he could throw in the tax benefits for the dealer.

The church two doors up will probably have the street full of cars on Sundays.

Rising in influence, (don't forget, you're not from there is a mentality everwhere, IMO) in other words positions of leadership say in non-profits, your church, or other civic oragnizations is important to getting your name out there and having people call you instead of you beating bushes for 20 years!
