I'm not familiar with your chosen area to invest in, but with that kind of seed money, there are a number of areas I am familiar with where you should be able to get where you want to get within a 5 year window.Just don't spend any of that money...use it to infinity, but NEVER spend your seed money.

To me it would only make sense to keep your current property if you believe there will be more price appreciation on this property than another one you could buy with more cash flow, but that's a gamble.

On this forum, you'll find people that specialize in MF, downtown Toronto condos, second tier cities, flips, etc. and I guarantee you that they are still active in their chosen niche.
