RHAWA is a couple hundred bucks a year.

I redid a galley kitchen using ikea cabinets and I ended up paying more than 5k in materials (oven, stove, dishwasher, refrigerator, cabinets, countertops, backsplash, sink, faucet) That was before the pandemic.

When would I need to secure items for installation like the kitchen cabinets and toilets, etc.   

They did a fantastic job with my cabinets and kitchen island, making my space look fantastic.

Ive looked more into DJ and his past and more victims are coming forward now and it looks like hes scammed hundreds of people out of millions when all added up! 

These are 1 bedroom/1bath units, 650sq ft, priced under $700 a month so I dont think its competition from the newer buildings that cant afford to price rent so low.We maintain the units very well and have recently renovated a bunch of them with lvp flooring, new cabinets, etc.

Maybe I need a new tax guy, but with hundreds of thousands on this site I thought someone might have a helpful opinion.

Buy 1 really good book to reference (there are hundreds), and then dive in and start doing stuff.

Est ARV is 100-120K (good school district and solid B neighborhood).I haven't walked it yet (I will next week), but according to seller, it just needs paint, flooring throughout, new kitchen countertops (possibly cabinets too).

Also, please bear in mind costs; some states could have annual fees for an LLC in the hundreds of dollars (e.g., California),  whilst other states have no such fees (Texas).
